What is Pelham Gates?

Pelham Gates is the development name for 49 bespoke holiday homes located within the Crowhurst Park estate.

Who owns the land?
Telham Estates LLP is the landlord.
How do I purchase my holiday home?
There are two parts to the purchase of your home, which are:

a) Purchase of the lease from Telham Estates LLP.

b) Our experienced construction team at Little Finland Ltd will help you select your home design or bespoke option.

For a non-refundable £2000 reservation fee payable to Telham Estates LLP (plus Vat at the prevailing rate), we will hold the plot for a period of 28 days. During this time you can review the documents relating to your purchase.

Lease Agreement explained

Each holiday home is being sold with a 125-year lease registered with the Land Registry. This gives you the right to retain your home on your allocated plot at Pelham Gates. The lease premium is £60,000 (plus VAT at the prevailing rate) depending on the size of the plot.

What documents do I receive?

Telham Estates LLP will provide:
- Notes for prospective purchasers and their conveyancers
- Contract to grant a lease
- 125 year lease document.

Little Finland Ltd will provide:
- The development agreement. This is the supply and build contract and includes detailed specifications of your home and six stage payments.

Building of your home explained

After signing the lease agreement you will have the option to enter a separate supply and build contract with Little Finland Ltd. who have the experience and knowledge to ensure your Scandia Hus home is built to the highest standards and in accordance with the specification in the lease agreement.

There will be six stage payments during the build, similar to many other self build projects. Completion will be approximately six to seven months from the date of order.

When can I move in?
Once your home has been built we will complete the final landscaping and surfacing the paths and roads to your plot. The final stage payment will then become due.
What are the service fees payable to Telham Estates LLP?

The service fee for bungalows will be £3,250 plus VAT per annum. The two-storey homes will be £3,500 plus VAT per annum, payable quarterly. Ground rent for each home will be £1,250 plus VAT per annum.

The following services are included:
- Gardening
- Street lighting
- Household waste
- Security
- Sewerage
- Drive, roads & common areas

Do I have to pay insurance?

Yes, currently the insurance rent is £500 plus I.P.T. The homes are insured individually and are covered under Telham Estates LLP policy. We would advise that owners take out their own policy to cover contents.

Is there a warranty?

If your building is constructed by Little Finland Ltd a 10 year warranty is included.

Do I have to pay Council Tax?

Yes. The amount will vary on the type of home.

Are there any other bills to pay?

Water and electricity are on a metered system and will be invoiced twice a year at cost. 

Can I get a mortgage?
Yes. We have an associate company who has sourced a range of lenders. Please ask for details.
When can I stay in my holiday home?
Our current planning permission allows Pelham Gates homes to be used as second homes only. However, you can stay for as long and as many times as you wish during the 11.5 months that we are open. Owners are advised not to use their home for registering local schools, the electoral role or registering as a main residence.
Can I let out my home?
Yes. Crowhurst Park and Hoseasons will act as letting agents and will advertise, organise bookings, prepare and clean your home. They will also monitor your home whilst it is occupied. We also have a lettings pack available to purchase.
What is the life span of the home?

The buildings originate from Scandinavia where they have been building similar houses for many years. They can also be found in many other countries throughout the world and in every climate. Consequently we expect the life span to be similar to a traditional brick built house.

Who is responsible for maintenance?
As with any building it will need maintaining to keep it in good condition. Little Finland Ltd will decorate externally every five to seven years at a reasonable cost. The owners will be responsible for decorating internally.
What facilities are there?
You have the option of joining the neighbouring Crowhurst Park leisure club at a discounted rate, which has a heated pool, gym, sauna, Jacuzzi and steam room. There is also a beautician and dance studio, bars and restaurants and a small general shop.
What provisions for accessibility and the disabled have been made?
These homes can be made fully accessible for any disability or age related restriction. In fact, we have already adapted one of our homes for full accessibility for the customers individual needs. We will endeavour to accommodate any special requirements. Every ground floor fully complies with DDA guidelines and Equality Act 2010.
Do I get a garden?
The development is designed to be open plan, however, each plot will be marked on three sides leaving the front open allowing access for garden maintenance . Telham Estates LLP will maintain all lawn areas plus the roads. Any planting will need to be approved by Telham Estates. You will have an area of patio where potted plants can be kept.
Can I get internet access in my home?
Yes. There is WiFi service covering the development.
Is there parking near to each home?
Yes. Each home will be allocated it’s own parking space. There will be additional spaces for guests.
What security is there?
Pelham Gates will be entered by electrically controlled gates. Alarms can be fitted to individual homes.
Are pets allowed?
Dogs are allowed but must be kept on a lead while on Pelham Gates estate. Other small pets may be allowed. Dogs are not allowed on the Crowhurst Park estate.
Selling your home
You can sell your home at any time and for whatever price you wish. If you are thinking of doing this Telham Estates LLP would be pleased to offer assistance.
